  Report of Executive Director Corporate Services

   

  This report focusses on the performance over the year 2025-26 for each division across the Homes and Communities Directorate. In this report, Council Directors have been asked to provide a narrative covering key areas of challenge, opportunity, and learning. 

    

  This report is divided into three main sections: 

   

  •          A summary table which highlights key responses from individual services for the year 2025/26 across each of the three divisions in the Homes and Communities Directorate.    

  •          A more detailed narrative of those service responses

  •          Appendix A contains the data dashboard

  Tenant Satisfaction Measures and Tenant Perception Survey

  

  Report of the Executive Director of Homes and Communities

   

  This report presents Camden’s Tenant Satisfaction Measure (TSM) results for the 2025/26 financial year, in line with requirements set by the Regulator of Social Housing. It includes both tenant perception survey results and performance data based on management information.

   

  The report explains what the TSMs are, how they are calculated, and what they show about the quality of housing services provided to residents. It also clarifies how these measures differ from the Council’s regular performance indicators, noting that TSMs follow national standards and reflect performance across the full year.

   

  The report is intended to provide transparency on housing performance and support scrutiny of service delivery and improvement priorities.

  Housing Investment Strategy update

  

  Report of the Director of Property Management

   

  This report provides an update on the implementation of the Housing Investment Strategy; this strategy outlined the Council’s ambitions on the delivery and acquisition of homes with ambitions and on stock improvement. This is because these ambitions combine to meet our We Make Camden ambition that the borough has enough ‘decent, safe, warm and family-friendly housing to support our communities’.

   

  The report presents:

   

  -          an update on the capital investment programme, including new projects commissioned for the 26/27 financial year

  -          an update on Decent Homes compliance and stock condition surveys

  -          an update on the Quality Homes, Family Friendly and acquisition programmes
